Property Manager
Job Summary:
The Property Manager is responsible for the day-to-day operations of residential, commercial, or mixed-use properties. This role involves managing tenant relations, coordinating property maintenance, ensuring compliance with legal and regulatory requirements, and maximizing the financial performance of the property.
Key Responsibilities:
Tenant Relations:
Handle tenant inquiries, concerns, and complaints in a timely and professional manner.
Oversee lease agreements, renewals, and move-ins/move-outs.
Ensure tenants adhere to lease terms and conditions.
Manage rent collection and enforce payment deadlines.
Address and resolve tenant disputes or issues, escalating when necessary.
Property Maintenance & Upkeep:
Coordinate regular inspections of the property to ensure it meets safety and maintenance standards.
Schedule and oversee repairs, cleaning, and general property upkeep.
Manage relationships with external vendors and contractors (e.g., landscaping, plumbing, HVAC).
Implement preventive maintenance programs to avoid costly repairs.
Financial Management:
Create and manage the propertys budget, ensuring cost-effective operations.
Prepare financial reports on income and expenses.
Track and report rent payments, deposits, and overdue accounts.
Ensure the property meets financial performance targets, such as rent collection rates and profitability.
Marketing & Leasing:
Market available rental units through online listings, open houses, and other marketing channels.
Conduct property showings for prospective tenants.
Screen applicants by evaluating rental history, credit, and background checks.
Draft and manage lease agreements, ensuring compliance with local laws and regulations.
Regulatory Compliance:
Stay informed about local, state, and federal property laws, including tenant rights and safety codes.
Ensure the property complies with zoning laws, building codes, and health & safety regulations.
Coordinate with legal professionals to manage eviction proceedings, if necessary.
Administrative Duties:
Maintain accurate records of property transactions, leases, and communications.
Oversee the propertys insurance policy and file claims as needed.
Assist with the propertys strategic planning and long-term improvement projects.
Customer Service:
Foster a positive relationship with tenants to encourage long-term occupancy.
Ensure tenant satisfaction through regular communication and resolving any issues that may arise.
Skills and Qualifications:
Education: Bachelors degree in Business Administration, Real Estate, or related field (preferred).
Experience: 3-5 years of property management experience (preferred).
Skills:
Strong organizational and time management skills.
Excellent communication and interpersonal skills.
Knowledge of local property laws and regulations.
Proficiency in property management software and Microsoft Office.
