Overview
Miyapur, situated in the northern part, is a fastest developing locality in Hyderabad. It is considered as one of the busiest places of Hyderabad and a part of Greater Hyderabad. It is designated as a “high-rise” zone owing to a tremendous rise in its Real Estate development. Miyapur is part of Greater Hyderabad and comes under the Greater Hyderabad Municipal Corporation (GHMC) while all the development work is undertaken by the Hyderabad Metropolitan Development Corporation (HMDC). The suburb is also very close to the National Highway 65 which connects Pune and Hyderabad, as well as Machilipatnam. Miyapur lies 22.5 kms towards northwest of the Hyderabad. Some of the adjacent areas lying in close proximity to Miyapur are Hafeezpet, Chanda Nagar, Nizampet, Hyder Nagar, Bachupally, Kukatpally, Ameenpur, Serilingampally, Nallagandla, Kothaguda, Hi-tech City, Gachibowli, Medak district etc.
Connectivity
Miyapur is strategically located on Pune-Hyderabad-Machilipatnam (NH 9) Highway and is well connected by road, rail and air. Miyapur-Kompally and Miyapur-Gachibowli intermediate ring roads, Kukatpally, Hafeezpet and Yellamma Banda and other internal Inner, Outer and Regional Ring Roads make the road network stronger.
It has excellent connectivity to Rajiv Gandhi International Airport which is located at a driving distance of 40 kms via Nehru Outer Ring Road.
The Multi Modal Transit Station (MMTS) station, situated 2 km away in nearby Hafeezpet, is an added advantage that offers long-distance, intra-city transportation.
Borabanda, Hitech City, Hafeezpet, Chandanagar, Lingampally are its nearby railway stations. However, Lingampalli is the major railway station to Hitech City which is located at a distance of 10.9 km via Gachibowli Road/Old Mumbai Highway.
Operational Phase -1 of Hyderabad Metro Rail with one of its route passing through the localities. The stretch with 24 stations covers several busy clusters and city landmarks. Miyapur, JNTU College, KPHB, Kukatpally, Balanagar, Moosapet, Bharat Nagar, Erragadda, ESI, Sri Nagar, Ameerpet and Begumpet are few stations of this route.
Proposed & Planned Infrastructure
Elixir City (a 200 acres medical city at Ameenpur) is proposed by Metropolitan Development Authority and is expected to come up in the near future.
Proposed phase I of this project will cover two tracks with one being a 8 kms stretch between Nagole and Mettuguda and other being a 12 kms stretch between Ameerpet and Miyapur.
An intercity bus terminal at Miyapur has been approved by Metropolitan Development Authority (HMDA) which is expected to make the place even more commutable.
Factors for Growth
The suburb also has the advantage of becoming a transportation centre because of two ring roads, namely the Miyapur -Gachibowli and the Miyapur-Kompally roads. The other significant development in this area is the Hyderabad Metro and the Inter City Bus Terminal.
Due to its close proximity to IT hubs of Gachibowli and Hi-Tech City, the demand for property in Miyapur is increasing steadily.
