Overview
Kukatpally, is located to the northwest suburb of Hyderabad in the Indian State of Telangana. It is the headquarters of Kukatpally mandal in Malkajgiri revenue division of Medchal district. It is a residential suburb which has now come onto the radar of home buyers, mainly because of its location advantages. It was emerged as the most preferred localities for investment. Earlier, it was a municipality but now it has been merged with the Greater Hyderabad Municipal Corporation. It has excellent road connectivity and proximity to Information Technology hub of Hitec City. Nizampet, Miyapur, Kothaguda, Chanda Nagar, Serilingampally, Nallagandla, Gachibowli, Hitec City, Jubilee Hills, and Moti Nagar are its neighbouring localities. The national highway (NH 9), which connects Hyderabad with Pune, passes through Kukatpally. The suburb is well connected by bus, both private and public.
Connectivity
It has close proximity to Rajiv Gandhi International Airport which is located at a driving distance of 39 km via Nehru Outer Ring Road.
Lingampally, Chandanagar, Hafeezpet, Hitech City are nearby railway stations to Kukatpally. However, Hi-Tech City Railway Station is the nearest railway station which is located at a distance of 6.5 km via KPHB Road.
Kukatpally is surrounded by Metro Water Works Road, Hafeezpet Road, and Green Hills Road along with the arterial roads such as KPHB Road, 9th Phase Road, and Vasant Nagar Double Road which further connect with MUmbai Highway (NH 65).
Hyderabad Metro Rail which is currently operational connecting the locality. Miyapur, JNTU, KPHB Colony, Kukatpally, Balanagar and Moosapet are lie in this route.
Factors for future growth
30 residential colonies in Kukatpally will be benefited once the newly-constructed reservoirs are commissioned so that residents can breathe easy and not worry too much on water tankers. It will give boost to residential demand in these colonies.
This locality has seen tremendous growth after the declaration of Hyderabad Metro Rail which is currently operational and has its station at Kukatpally Housing Board (KPHB). Property price has increased a lot due to commencement of Hyderabad Metro Rail.
Earlier Kukatpally was a municipality but now it has been merged with the Greater Hyderabad Municipal Corporation (GHMC). The benefit for the residents of this area with this move is that the GHMC is now responsible for all the civic amenities, such waste management, garbage collection and sewerage in this area.
The area is close to the Information Technology (IT) hubs of Hitech City and Gachibowli, which makes it an attractive option for IT professionals. The IT/ITeS industry has been the most prominent growth driver for real estate, leading to a consistent demand for residential, commercial and retail spaces.
The government is make huge investments into civic infrastructure such as Hyderabad Metro Rail, water supply, sewerage systems and so on. In addition to that the government is also setting up new manufacturing zones and satellite towns which will create the residential demand in the locality and rental yield too.
