Overview of Kharar, Kharar

Kharar is a small suburb in the district of Mohali, Chandigarh. It lies 10-15km away from the main city, and around 4km from Mohali itself. This area has recently seen signs of development, thanks to the mushrooming of IT companies and construction of excellent infrastructure.

The development and expansion of this area is being overseen by Greater Mohali Development Authority (GMDA). The GMDA has been very meticulous in its planning of this locality, and this has given shape to an organised network of colonies and layouts, including Model Town, Shivalik Enclave, Sunny Enclave, and Gillco Valley.

This locality is home to an engineering college, two polytechnic universities, as well as a college for law. A number of markets and bazaars are located here, including Main Bazaar, Sunny Enclave Market, and Gillco Valley Market.

Connectivity and Transit Points

The closest bus stop to Kharar is the Gharuan Bus Stop, which lies approximately 6km away. Local CTU (Chandigarh Transport Undertaking) buses ply from here, taking commuters to places in Mohali, Greater Mohali, and Chandigarh.

Kharar Railway Station (KARR) is the closest rail transit to this locality, and Chandigarh International Airport lies 19km away. Both can be easily accessible via auto-rickshaws and taxi-cabs.

Kharar-Landran Road is the principal road that acts as a central point for all perennial roads in this area. Its biggest plus point is its excellent connectivity with Ludhiana, Ropar, Ambala, Zirakpur, and Chandigarh.

Kharar-Kurali Highway is a 4-lane expressway that connects the suburb of Kharar to Ludhiana and Kurali.

Factors for Growth in the Past

Kharar owes its growth for the large part, to the development of Mohali. The Punjab government has recently allocated land parcels to Mohali for the sole purpose of IT development, which has kick started a chain effect, leading to the expansion of Kharar. The locality is now witnessing development in terms of infrastructure, residential projects, and connectivity.

Residential Market

The residential real estate prices in Kharar have been steadily climbing over the last few quarters.

The sale price for residential properties in Kharar can vary from Rs 3,000-20,000 per sq. ft., depending on the type of property and its location.

Major Challenges

This area is still undergoing a lot of development, with construction work delaying progress. Roads are congested and poorly built, causing unnecessary traffic. Choked drains, improper methods of garbage disposal, poor lighting, and fluctuations in water supply and electricity are some of the problems that are faced by the residents. There have been reports of petty theft as well.

Factors for Growth in the Future

Singapore’s Jurong Limited has collaborated with the GMDA for the expansion of Mohali, Greater Mohali, and consequently the small locale of Kharar, in terms of business parks, recreational centres, water bodies and heritage sites. In the coming future, this area is going to witness phenomenal growth, attracting hordes of investors, developers, realtors, and consumers alike.
