Overview

HSR Layout is one of the Bangalore’s most rapidly growing and posh locality. The locality is also known as Hosur Sarjapur Layout. It is newly growing locality, located to the south-east of Bangalore. It lies in the Bommanahalli Constituency of State Assembly and was developed by Bangalore Development Authority in 1985. It also serves as a Gateway to Electronic City and ITPL. All daily basic facilities are available in the region with wide roads. This area comes under Bangalore Development Authority. Due to its proximity to IT Parks of Bangalore, the area has become sought-after destination of residential property. This area is divided into 7 sectors and each sectors consisting main and arterial roads. Apart from that, good civic amenities, with wide internal roads and several well-maintained parks and gardens. It has close proximity to areas such as Electronic City, Whitefield, Koramangala, Jayanagar, Banashankari, Marathahalli, Krishnarajapuram, Kadugodi, Malleshwaram, Yeshwanthpur, JP Nagar etc. that make it one of the desired and promising residential and commercial market in Bangalore specially among young working professionals. Sarjapur Road and Hosur Road both run near the locality. Villages like Venkatapura, Mangammanapalya, and Agara are also part of HSR Layout. The Central BDA Complex is a major landmark in the area. It has a number of small parks in various parts of the layout. This layout is about 7 km from Bangalore’s other large residential area of jayanagar, and 2 km from Koramangala. HSR Layout offers more affordable property options than Koramangala and Jayanagar.

Connectivity

Some of the arterial roads pass through HSR Layout are Hosapalya Main Road, Haralur Road, Hosur Road, and Sarjapur Main Road.

BMTC Buses, private auto rickshaws, buses and cabs run through the area and help improving inter-locality connectivity.

Kempegowda International Airport is located at a distance of 54.5 km from HSR Layout via NH 44 and Outer Ring Road.

The closest operational (Green Line) metro station is the Banashankari which is located at a distance of 10 km via 100 Ft Ring Road/Outer Ring Road.

Carmelaram, Bellandur Road, Bangalore City Railway Station, Bangalore Cantt., bangalore East are its neighbouring railway stations. However, Carmelaram is the nearest railway station which is located at a distance of 9.4 km via Ambalipura - Sarjapur Road/Sarjapur Main Road. Bangalore City Railway Station is also located very close (14 km) to HSR Layout via Hosur Road.

Proposed and Planned Infra

There is plan to build storm-water drains that have been pending for about eight years now.

The proposed Phase-2 of Namma Metro (Yellow Line) with one of its route R V Road - Bommasandra (18.80 km) will have a metro station at HSR Layout.

The central government has approved the construction of a 8-lane Peripheral Ring Road (PRR) connecting Tumkur Road to Hosur Road via KR Puram, Bellary Road, and Sarjapur Road.

The railway stations at Cubbon Park and Vidhana Soudha are set to become junctions for the HSR Layout line in the future.

Factors for growth in the future

Proposed Ph-3 Namma Metro with one of its route Silkboard - KR Puram - Hebbal (29 km) will pass through the locality once completed and will have a metro station at HSR Layout and this will boost the connectivity here and will leave a strong impact on the realty market.

Proximity to employment hubs such as Koramangala (4.6 km via 14th Main Road), Electronic City (10.1 km via NH-44), Whitefield (19.8 km via SH-35), Embassy Tech Village (9.6 km via NH-44), and Wipro Corporate Office (12 km via Hosur Road) have been a plus point for HSR Layout, driving rental demand and development in the locality.

Infra Development (Social & Physical)

Many reputed educational institutions are located here. The locality has a number of famous international schools and schools affiliated to various boards of education like Cambridge Public School, Sri Chaitanya School, JSS Public School, Floretz Montessori School, Tree House Playgroup, ED Venture Academy, KLAY Prep Schools and DayCare, Chinmaya Vidya Mandir High School among few.
