Hennur Main Road, Bangalore

Overview

Hennur Road or Hennur-Bagalur main road is a 12km stretch connecting Kannuru from Bangalore East Railway Station and is one of the prominent residential cum commercial corridors of north Bangalore. Extending radially outwards towards north region (i.e. towards the new International Airport at Devanahalli), the corridor is a good choice for people preferring proximity to both the airport and the city. Clearly, the construction of airport has spurred realty development along this corridor.

Connectivity

• Easy accessibility to important transit points such as Majestic bus terminal (about 10-15kms), Baiyappanahalli metro station (about 7kms).
• Excellent public transport via buses connecting the corridor with key markets of the city such as Shivaji Nagar, KR Market, Majestic and Kempegowda International Airport.
• Proposals to improvise upon the Metro Feeder services by BMTC would extend the possible connectivity of the corridor further by reducing the commute time.
• Nearest airport connectivity would be from Kempegowda International Airport at Devanahalli.

Factors for growth

• Majority of residential demography here are the software professionals from nearby Manyata Embassy Business Park and the commercial zone at Kalyan Nagar.
• Proximity to the airport has been the dominant factor for the growth of residential and retail segments along this corridor.
• Completion of the stalled construction of Hennur flyover by BDA would be a great advantage for daily commuters joining Hennur Main Road from the inner city.
• The proposal of establishing an IT park in close proximity to the International Airport is expected to drive premium residential development along Hennur Road.
• Alternate route connecting the city with the airport are in conceptual discussions which when finalised would push up the property prices of the corridor.

Infrastructure Developments - Social & Physical

Airport and the development of commercial and retail establishments near Kalyan Nagar has also pushed rapid development along the Hennur Road corridor which now boasts of adequate social and physical infrastructure supporting the residential growth in the area. The region hosts basic necessities such as bank ATMs, convenience stores, restaurants, petrol pumps etc.

• Infrastructure to cater to the piped gas connectivity to the city are being setup at key points which include Hennur among other finalised localities.
• Prominent Retail stores to be seen along the corridor are Nike, Bata, Nilgiris and Reliance Fresh, to name a few.
• The area is sufficiently populated with pharmacies, dental clinics etc. along with some good hospitals such as Medi Derma Hospital, Avhieta Hospital and Healthcare, Cratis Hospital and Vasan Eye Care.
• Number of educational institutions are available along the corridor which include CMR National Public School, Bangalore International School, United International School and JSS Public school along with Legacy School at Byrathi Village, Bidarahalli while some major colleges include Alpha College of Engineering, NICC, Southern Asia Bible College, Teachers academy Group of Institutions and MR College of Nursing for Girls.
• Shopping complexes to identify in this region are Idhaya complex and Carmel Complex.

Major Challenges

• Delayed construction of Hennur flyover along the ORR (Outer Ring Road) shows the lack of planning and development co-ordination from the civic agencies.
• The region is dominated with mid segment residential projects attracting investors more than actual end-users which essentially gives the corridor a ‘yet to be established’ status.
