Overview

Banashankari derives its name from the Banashankari Amma Temple of 1915 constructed by Subramanya Shetty. It is a large residential catchment with most developments modeled around the religious hotspots of the city. Also, it has been the only area in Bangalore to have comprehensive divisions of phases and blocks packed into six broad stages. While the first three stages had developed much earlier, the other three have been seeing a spurt in development from the year 2000. Importantly, third and fourth stages of Banashankari are the bustling commercial areas (which includes Hosakerehalli and Kathriguppe) compared to other stages, which further branches out into 3 Phases and 9 Blocks. Fifth and sixth stages are relatively newer settlements divided further into 2 Phases and 11 Blocks respectively.

 

Connectivity

Dominated with residential real estate, Banashankari spreads along the Outer Ring Road (ORR) starting from Mysore Road to Kanakapura Road with Jayanagar and JP Nagar in the east, Rajarajeshwari Nagar in the west, Basavanagudi in the north and Padmanabhanagar and Kumaraswamy Layout in the south alongwith Uttarahalli.

The region enjoys very good accessibility and connectivity with other parts of the city via the ORR.

NICE road connectivity along with Kanakapura Road on either ends of the locality provides quick connectivity with the urban fringes of the city.

Important bus and rail transit points are accessible within a 10kms distance from Kempegowda Bus Station.

The Kempegowda international airport is about 45kms away.

Kathriguppe area inside Banashankari houses one of the largest BMTC bus depot in Bangalore.

 

Factors for Growth

The proposed Reach-4 of the Bangalore Namma Metro Green Line is planned along the Kanakapura Road touching Banashankari which will house one metro station.

Close proximity to some of the IT hubs in the city is a major advantage for growing residential demand in Banashankari.

BMTC has proposed to connect Travel and Transit Management Centres (TTMCs) via elevated corridor including an overbridge at Banashankari which aims at making commute to northern part of the city easier.

Largely dominated with independent houses, the locality is now seeing a shift in trend to apartment culture and builder houses. These cater to the demand from IT professionals who have upped the real estate ante in Banashankari 6th Stage.

While there are no major challenges in the area, the decision of BDA and BBMP to construct a Solid Waste Management Plant in the middle of the residential zone has raged issues recently.
