Structure

• Foundation as per structural consultant's design complying with seismic zone 3 requirements.
• RCC framed structure, concrete block partitions, as necessary.
• Concrete grade and steel grade as per structural consultant's specifications.

Flooring & Tiling

• Lift lobby and fascia wall & floor using granite / vitrified tiles.
• Staircases using vitrified tile flooring with hand rails using G.I sections.
• Car park area : Granolithic flooring with grooves.
• All areas except toilets with 80 x 80 cm premium quality vitrified tiles.
• Toilets: Ceramic tiles 30cm x 30cm for floor and 30cm x 45cm for walls up to door height.
• Balconies : Rustic or antiskid ceramic tiles 30cm x 30cm and G.I. railings.

Sanitary & Plumbing

• Sanitary fittings: EWC wall-hung with cisterns in all toilets. Counter top washbasin in master bedroom. All sanitary fittings shall be of Hindware / RAK / Jaquar or equivalent make.
• Provision for hot water connection for overhead shower in each bathroom. Health faucet shall also be provided.
• Toilets : Shall be with 3 in 1 mixer, overhead shower and health faucet of Jaquar / Hindware make or equivalent.
• Plumbing : All supply lines shall be in ISI marked pipes.
• Kitchen & Work area: Wall mounted taps of Jaquar / Grohe / Hindware or equivalent.
• Stainless steel sink single bowl with drain board of Franke make for the kitchen and stainless steel sink single bowl for the work area.
• Towel rods, towel ring, soap dish with C.P. finish shall be provided inside the toilets.

Doors & Windows

• Windows shutters : Powder coated aluminium and glass.
• Entrance door frame and shutter shall be with teak wood.
• All internal door frames shall be of seasoned hard wood with flush door shutter.
• Hardware: All hardware shall be in chrome plated brass or steel, tower bolts, doorstoppers, hinges & mortise locks shall be of Dorset / Godrej equivalent make.

Electrical

• Concealed copper wiring using finolex or equivalent make.
• Wiring for selected lights, fans, 5 amps, 15 amps and provision for AC points in each apartment.
• Switches : All switches shall be MK / Legrand or equivalent make.
• Generator : Power backup to be provided for all common services and selected light and fan points and one refrigerator point inside the apartment.
• Light fixtures for the common areas, external areas, apartment balconies and at entrance door of the individual apartments.
• ELCB and MCB shall be provided in each apartment.
• Provision for the geyser points and exhaust air fans shall be provided for all toilets.
• Provision for telephone and internet shall be provided in the living room and master bed room.

Painting

• Emulsion paint Asian/Berger or equivalent shall be applied in the common areas, utility & service areas.
• Emulsion paint Asian/Berger or equivalent shall be applied for the ceiling inside apartments.
• Internal walls : Acrylic / White Cement based putty with emulsion finish.
• External Walls : Antifungal exterior emulsion Apex / Weathershield or equivalent.

Elevators

• Elevators : 3 No.s lifts shall be provided as per the Govt. norms with automatic doors of KONE, OTIS, Johnson or reputed make.

Air conditioning

• Provision for installing split AC's shall be provided for all bed rooms.

Automation

• Intercom connection for all apartments.
• Gas leakage detectors, emergency panic alarm, visitor tracking.
• CCTV shall be provided.

Landscaping

• Exquisite landscaping to be provided.
• Interlock Pavers to be laid in driveways and walkways as required.
