Super Structure

  • Earthquake-resistant R.C.C. framed structure with suitable foundations. Specification as per IS 1893 - 2002 and IS 456 - 2000.
  • The basement height shall be 2'6" from the existing road level.
  • Floor height shall be 10’0” clear. (Slab to Slab)
  • Basement filling with pit sand and quarry dust in a 2:1 ratio.
  • Pre-Construction Anti-termite treatment as per IS 6313 – 1981.
  • PCC Mix 1:4:8 for flooring base consolidated concrete 41/2" thick.
  • Brickwork 9” thick for external walls using first quality Bricks/Solid blocks in cement mortar 1:5.
  • Brickwork 4 1/2" thick for internal partition walls using first quality wire cut bricks/ Aerocon blocks in cement mortar 1:4 with reinforcement by 2 numbers of M.S. rods at every 5th layer of brickwork.
  • Internal and external walls with cement plaster 1:5 and ceiling with cement plaster 1:4 Thickness of plaster for internal walls 12mm with a smooth finish, external walls 20mm with a rough finish, and ceiling 12mm with a smooth finish.

Doors And Windows

  • Main entrance door of size 8’x4’ – Teak Wood Frame & 43mm Shutters with natural walnut veneered solid panel shutter.
  • Internal Doors – 36mm Tubular Core Shutter with laminate finish.
  • Toilet Doors – 36mm Tubular Core Shutter with laminate finish.
  • UPVC Openable Windows from FENESTA / SAINT GOBAIN.
  • MS grills in all windows.
  • Locks from Yale / Dorset.

Painting & Finishing

  • Internal walls and ceiling shall be finished with two coats of BIRLA wall care putty and over a coat primer over two coats of premium emulsion paint from Dulux ICI with the consent of the owners for the shade.
  • The exterior walls shall have a coat of cement based textured finish over a coat of exterior primer over two coats of ICI weather shield Max paint.
  • MS grills shall be painted with two coats of synthetic enamel paint of ICI over a coat of zinc chromate primer.

Plumbing & Sanitary

  • Concealed plumbing work shall be with FINOLEX CPVC pipes of specified size of with necessary brass specials. All open plumbing lines shall be with weather proof P.V.C Pipes from FINOLEX.
  • All toilets shall have Concealed tank with wall mount closet and Health Faucet. White washbasin with necessary fittings from JAQUAR/KOHLER. White wash basin with necessary fittings shall be provided in the dining.
  • All Plumbing fixtures shall be chromium plated brass fittings of JAQUAR/KOHLER make. Each toilet shall have 1 No. bib cock, 1 No. shower with arm, 1 No. Concealed diverter. All wash basins shall have CP bottle trap and pillar cock.
  • Kitchen sink shall be provided with sink mixer.
  • Soil and waste pipes shall be P.V.C. pipes FINOLEX brand (6 Kg/sq.cm. pressure) with necessary specials.
  • The Drainage / Sewage shall be with 4" and 6" dia. PVC pipes of FINOLEX brand. The inspection chambers of size 2'x2' to the required depth shall be provided with Concrete manhole covers.

Electrical And Power Back Up

  • 3 phase electricity supply and independent meters.
  • FRLS wires from PANASONIC / SCHNEIDER / LEGRAND.
  • Split A/C points for Living, Dining & all bedrooms.
  • Modular switches and sockets of PANASONIC / SCHNEIDER / LEGRAND.
