FOUNDATION

• Foundation as per the R.C.C. consultant’s recommendation.

STRUCTURE

• R.C.C. frame building structure with slabs and lintels.

WALLS

• External wall in 150mm (6’) thick brick masonry and internal walls in 100mm (4’) brick masonry work in cement mortar.

PLASTER

• Nerru finished plaster internal wall and single coat sand finished plaster to external wall.
• Ceiling with plain gypsum finish with oil bond distemper.

FLOORING

• 600mm x600mm vitrified flooring to all rooms with same skirting.
• 400mm x400mm anti-skid tiles floor to all terraces.
• All common lobbies and passages with 400mm x 400mm ceramic tiles.
• Stairway - Trade and riser of steps(stairway) with granite.

KITCHEN

• kitchen with trolley, L shaped with granite platform & S.S. sink having 10ft length including sink. Dado upto lintel level provision (2.10mheight).
• Provision for water purifier, dry balcony with washing place, kitchen trolley with shutter having maximum price range Rs. 20000/-

COMMON BATH

• Wash basin of standard make. Hot-cold mixer unit, concealed half turn & branded CP fittings, wall tiles having size (300 x 450mm) upto lintel level (2.1m height 7’), western commode.

PLUMBING

• Concealed piping with CPVC / U-PVC / SWR, pipes wherever necessary.

FITTINGS

• All sanitary fittings of i.e. commode, wash basin and WC pan of bell ceramic company. And all CP fittings of Jaguar make (ESSCO APR-ESS series)

DOORS

• Plywood box frame with both side laminated flush doors with SS fittings.

BED ROOMS

• Plywood box frame with flush doors with SS fittings.

TOILET DOORS

• PVC syntax doors to toilets with granite frame.

FINISHES

• Internal : Plain gypsun finish ceiling with oil bond distemper.
• External : Single coat sand-faced cement plaster with acrylic paint.
• Hall : With decorative POP /Gypsum ceiling.

ELECTRICALS

• Concealed wiring with legrand/ GM equivalent modular switches, provision for inverter, 25 points with two power points for 1BHK and 30 points with two power points for 2BHK flat. And 35 points with three power points for 3BHK flats.

WINDOWS AND RAILINGS

• Three track powder coated aluminum windows with mosquito net and projected MS safety grills for all windows, front side SS railing for terraces, granite for window sills.

WATER SUPPLY

• One bore well will be provided with pump and will be connected to overhead tank.
• One water tank at ground level with water connections from municipal corporation.
• The underground water tank will be connected with pump to overhead tank water supply of borewell waters will be given to toilet & kitchen.

COLOURING

• Oil bond distemper to all internal walls & ceilings. Acrylic cement paint to all external face (walls). Oil paint to all grills/ doors wherever necessary.

PARKING

• Trimix treatment plain concrete floor for coved parking area and paver block to side marginal space. Compound wall with MS sliding gate.

LIFT

• Elevators of standard mark with branded make having power back up (battery).
