1. Rooms are designed with excellent cross ventilation and natural light
Flooring
1. The entire villa, except kitchen, bathrooms, and utility area will be provided with vitrified tiles of Kajaria / Somany / Jhonson brand
2. Antiskid ceramic flooring will be provided in Kitchen, bathrooms and utility area.
3. Exterior grade paving tiles will be provided for porch.

Kitchen
1. Concrete counter Slab with granite top.
2. Stainless steel Sink with drain board.
3. 60 cm dado above counter top in ceramic tiles.
4. Electrical points for washing machine, water filter and 2 points for electrical appliances.

Toilets
1. Anti-skid Ceramic tile flooring
2. Ceramic tiles dado up to 210 cm height.
3. Concealed plumbing with PVC pipes and CP fittings of Hindware or Cera brand.
4. Matching Sanitary fixtures of Hindware / Cera brand.
5. Provision for Exhaust fans in all Toilets.

Painting
1. One Colour Premium emulsion paint over putty finish for internal walls
2. Weather shield emulsion for external walls
3. Enamel paint for woodwork and grills.

Electrical
1. Conceal conduits wiring with copper conductor controlled by ELCBs and MCSs. And Modular switches of Crabtree / MK brand / Anchor brand

Doors & Windows
1. Front door and frame in Teak wood
2. Jacson branded modular skin door for internal rooms
3. Hardwood door with panelled shutters for external doors (taros & Backyard)
4. Windows and ventilators in hard wood.
5. Fibre doors for toilets

Compound Wall
1. Independent compound wall and gate for each villa
2. General compound wall surrounding entire project with main gate.

Water Supply
1. IKWA water through sump and over head tank.
2. Individual Well with additional cost.

Payment Schedule

On Booking    :    5% of the Total Cost VAT 3.03% Service Tax 4.12%

On Agreement (within One month from booking)    :    25% of the Total Cost VAT 3.03% Service Tax 4.12%

On Land Registration (within 1 month from the agreement)    :    20% of the
Total Cost VAT 3.03% (At this stage, the Land will be registered in client's name) Service Tax 4.12%

On Completion of Foundation    :    15% of the Total Cost VAT 3.03% Service Tax 4.12%

On Completion of First Floor Slab    :    15% of the Total Cost VAT 3.03% Service Tax 4.12%

On Completion of Second Floor Slab    :    15% of the Total Cost VAT 3.03% Service Tax 4.12%

On Handing over    :    5% of the Total Cost VAT 3.03% Service Tax 4.12%

All other Legal & Statutory charges should be paid extra on actuals, when due. A copy of the statutory charges payment acknowledgments / vouchers will be given to the clients for their records and verification, immediately after such payments are made.
