Structure

• Slow rig plies to suit Seismic Zone 3. 
• RCC framed structure with aerated concrete blocks. 
• Height of each floor shall be 10 feet to top of slab.

Electrical

• Concealed Copper wiring of Power flex/Polycab or equivalent make with modular plate switches.
• Wiring shall be done for lighting 6 Amps, 16 Amps and AC points in the apartment.
• Switches: All switches shall be Anchor/MK/Legrand or equivalent make and sockets with isolators.
• MCBs & ELCB mounted on individual distribution boxes for each apartment.

Floor & Tiling

• Car park area: Grano flooring with Grooves
• Foyer, Living, master bed rooms, Pooja and kitchen:2×2 Vitrified tiles (8to 10mm tk).
• All Toilets: Ceramic design tile concept up to 7 feet on walls with Anti-skid matching floor tiles.
• Balcony: Anti-skid tiles (10mm tk).
• Kitchen Counter Top: Black or steel grey granite top (16mm to 20mm tk) upto 30 sft area, glazed/ceramic tiles (8mmtk) for wall dadoing upto
  2ft height.

Wall Ceiling & Joinery Treatment

• OBD paint for ceiling: Internal walls & ceiling will be plastered smooth – Putty finish and plastic emulsion over primer.
• External walls and stilt floor columns and walls – weather coat
  emulsion over primer/Texture finish.
• Joinery: All internal doors enamel paint over primer.
• Main door: Melamine finish on both sides.
• Internal Grills & Balcony Railing: Enamel paint over I coat zinc chromate primer.
• Elevator: Auto door elevators with automatic rescue device: 8 passenger capacity – Kone or equivalent.
• Landscape Landscaping: Adequate nucleus landscape shall be provided.
• Driveway: Interlock Pavers to be laid on driveways.
• Compound Wall: All around compound wall with Entry and Exit gates.

Sanitary & Plumbing

• Sanitary Fittings: EWC wall-hung – Parryware/Hindware or equivalent brand.
• Faucets: All Faucets shall be single lever brass CP.Jaquar or equivalent make.
• Plumbing: All water supply lines shall be CPVC pipes. Drainage lines and storm water drain pipes shall be in PVC. Kitchen Wall mounted Faucet would be provided, and one number SS sink with drain board of Nirali or equivalent would be provided.

Doors & windows

• Windows/ Shutters: UPVC/Aluminium openable/Sliding windows with plain glass/Safety grill to cover height upto 1.50 m above finished floor level.
• Main Door: Teak wood frame and shutter with handle set single cylinder lock set of Yale/Godrej or equivalent with brass/ SS hardware.
• Internal Doors: Country wood frame with flush door shutters with cylindrical locks of Dorset/Yale/Godrej or equivalent make and aluminium hardware.
• Generator: 24×7 Power back up for common areas & 500 watts per apartment.
