Structure:

• Cast-in-situ RCC pile foundation.
• RCC framed structure with solid block masonry.
• Fiber Mesh or GI Mesh embedded along wall joints before plastering

Flooring:

• Main entrance lobby, lift lobby and lift fascia (wall & floor):
• Composite marble/granite/vitrified tiles as per the architectural design.
• Foyer/Living/Dining/Bedrooms/Kitchen: Premium Vitrified tiles 80cm X 80cm or 60cm X 120cm or similar sizes. (Brands: H & R Johnson, Kajaria or Somany)

Sanitary & Plumbing:

• Water Closets: Wall-hung EWCs with concealed cisterns (H & R Johnson, Jaguar, Kohler, Grohe, Toto or American Standards).
• Wash Basins: Wash basin (H & R Johnson, Jaguar, Kohler, Grohe, Toto or American Standards) in all bathrooms.
• All sanitary wares are in white.
• Shower & Faucets: Chromium-plated fittings (H & R Johnson, Jaguar, Grohe, Toto or Kohler)
• Hot and cold-water provision with mixing facility for all bath mixer taps.

Kitchen:

• Bare kitchen with provision for exhaust fan. One inlet point for sink cock and water purifier. 2 numbers 16A and 2 numbers 6A points.
• Wall finish: Interior paint on plastered walls. Kitchen and work area not provided with RCC slab or steel support frames, countertop, faucet or steel sink to enable customized fit-out of modular kitchen.

LPG:

• Reticulated gas to kitchen in each unit with metering. The Owners’ Association should take the AMC ( Annual Maintenance Contract).

Generator 

• Generator Power backup for common services and selected light and fan points in the apartment (excluding air conditioning, geyser and other 16A points).
• Brand: Kirloskar or Cummins.

Air Conditioning:

• Provision for AC in master bedroom.

Doors & Windows:

• Windows & Sliding Doors: Fully glazed sliding windows with powder-coated aluminum sections. Mild steel protective grills for windows.
• Main Door: Pre-hung laminated door with architrave (Jacsons or Ferro).
• Internal Doors: Pre-hung laminated doors with architrave (Jacsons or Ferro).
• Toilet Doors: Pre-hung laminated doors with architrave.
• Hardware: Dorset or Yale.

Electrical:

• Three-phase electric connection, conduits of standard quality (the owners association will renew the HT approval from electrical inspectorate every year).
• Concealed copper wiring (Finolex, RR Cables or Polycab).
• Modular plate switches (Legrand or Schneider).
• Provision for Geyser with wiring and exhaust fans in all toilets.
• The promoter provides only electrical points. All electrical fixtures & consumables like bulbs, fans, fittings etc. will be borne by the purchaser.
• Provision for dishwasher and washing machine.

Telephone and Internet:

• Provision for telephone and internet in the living room.
• Cable TV/DTH provision in the Living room & master bedroom.

Paint Finishes:

• Ceilings & Internal Walls: Two coats of Putty with emulsion paint (Asian, Berger or Jotun). False ceiling in toilets.
• External walls: Weathershield exterior grade paint and/or texture paint or combination of both (Asian, Berger or Jotun).

Grills & Railings:

• Safety for windows: Mild steel grill for windows, painted with enamel paint.
• Balcony Railing: Stainless steel or mild steel painted with enamel paint or glass handrail and protection.

Elevators:

• Automatic lifts with SS brush finish lift cars (Kone, Schindler, Otis, Mitsubishi or Johnson). The Owners’ Association should take the AMC (Annual maintenance contract) and renew the license annually.

Water Supply:

• Water from borewell or open well through underground sump tank and overhead tank with sufficient storage capacity as per norms & standards.

Fire Fighting:

• Arrangements as per Kerala Fire and Rescue Department rules. The Owners’ Association should take the AMC and renew the fire NOC annually
