Structure
Framed structure with RCC footings and columns as per the design furnished by Structural Engineer.
Anti-termite treatment will be provided.
Designed seismic resistant structure zone lll using Fe 500 steel TMT bars.
Walls on outer sides will be in brick masonry 230 mm thick. All partition walls will be 115 mm thick.
The work will be carried out as per the Tamil Nadu Building Practice.

Electrical fittings
Finolex or equivalent cables and wiring.
Switches and sockets will be Legrand or equivalent.
Telephone and DTH points will be provided in all bedrooms and living rooms.
Split air conditioner points will be provided for all bedrooms and living rooms.
Modular plate switches MCB and ELCB.

Windows
UPVC or High end Aluminium windows..
Painted MS grills will be fixed on the inner side..
For ventilators, UPVC will be used..

Sewage
Eco sewage treatment plant - A new age STP that uses minimalistic power consumption and motors ensuring huge reduction in maintenance cost.

Kitchen
Granite slab with rounded edge for kitchen platform with stainless steel sink or space will be provided to accommodate Modular Kitchen.
Provision for Chimney.
Provision for Water Purifier.
CP Fittings will be of Kohler make.

Flooring
Living, dining, foyer and kitchen will have High quality imported tile/ designer tile/ imported marble finish or equivalent.
All other bedrooms will have Double charged vitrified tiles or Laminated wooden flooring as per client choice.
Bathrooms will have Anti-skid ceramic tiles on the floor and Glazed ceramic tiles on the wall.
Balconies & utility to have Matt finish ceramic tiles.
Forecourt, car parking and driveway will have part Pavers and part Grass Pavers.
Staircase will have Anti-skid flooring and SS railings.
Terrace will have Heat reflective white tiles

Wall finishes
Internal walls in living, dining, bedrooms, kitchen & lobby will be finished with 1 coat of primer, 2 coats of putty & plastic emulsion.
Ceiling will be finished with 2 coats of putty and plastic emulsion.
Exterior faces of the building will be finished with 1 coat of primer & 2 coats of emulsion (Apex- colours as per Architect's specification).
Elevation cladding - as per Architect's approved elevation.
Utility & toilets ceiling will be finished with 1 coat of primer & 2 coats of emulsion paint.
Toilets and utility walls will be finished with Glazed ceramic tiles up to the height of the ceiling.

Bedroom Doors
Designer veneer panel doors of 8 feet height having both sides veneer with Godrej or equivalent locks, thumb turn with key, door stopper etc. Wet area side of the door to have Laminate finish instead of veneer.

Entrance door
First teak frame with Teak wood paneled shutter of 8 feet height with Video door phone electromagnetic locks, tower bolts, door viewer, safety latch, door stopper etc.

Bathrooms
Polished granite slab with counter top basin (Kohler make) in the all toilets.
Concealed diverter in all bathrooms & Rain shower will be provided in Master bathroom.
Wall mounted W/C with Concealed cistern and Health faucet.
Sanitary fittings will be Kohler or equivalent brand.
CP fittings will be Kohler or equivalent brand.
Provision for Geyser will be provided in all toilets.
Bathtub will be provided in Master bathroom (First floor).
