Mira Road, Mumbai

Mira Road is a suburb of the Mumbai Metropolitan Region situated in the northern portion of the Salsette Island and in the northern part of the Konkan region in the state of Maharashtra. Officially, it is part of the Thane district and lies within the jurisdiction of the Mira-Bhayandar city. It is governed by the Mira-Bhayandar Municipal Corporation. It is known to be rapidly developing since it offers easy connectivity to Mumbai, Thane, and Navi Mumbai and is today known as one of the fastest-growing areas of the city. Navigation, Borivali West, Dahisar East, Borivali, Uttan, Naigaon East, Navghar, Naigaon, Kasarvadavali, Thane West, Thane, Mulund West, Mulund East, and Kalwa are its localities. It is an attractive budget housing destination in Mumbai. This rapidly developing locality is situated at a distance of 43.6 km from Mumbai and is administered by the Mira Bhayandar Municipal Corporation (MBMC). Mira Road and Bhayander started developing rapidly into residential hubs mainly because of the manufacturing industries close by as well as the easy connectivity to Mumbai. Most of the development has been on the eastern side of the railway line while the western side is covered by mangroves and salt pans. The western part of the city is completely made up of barren lands, where salt pans were situated in the past. In the north lies Vasai Creek, to the east Sanjay Gandhi National Park and the Uttan Coast, to the west. 

Connectivity

• It has excellent connectivity to Chhatrapati Shivaji International Airport which is located at a distance of 23.8 km via Western Express Highway.
• Mira Road is on the western line of the Mumbai suburban railway and has easy connectivity to Navi Mumbai, Thane, and Mumbai. Mira Road, Bhayandar, Dahisar, Borivali, and Naigaon is the nearby railway stations to Mira Road. However, Mira Road is the major and nearest railway station to Mira Road located at a distance of 2 km via Station Road and NH School Road.
• Mira Bhayandar Municipal Corporation has its own transportation facility Mira Bhayandar Municipal transportation (MBMT). These bus services had rapid growth since the late 1990s and initially, the population was dependent on MSRTC which are the state transport buses to connect with Thane city and Manori.
• Navi Mumbai and Thane are connected to Mira Road to Ghodbunder Road via NH-4. The western line of the Suburban Railway further boosts the connectivity of the region. The popular Nariman Point is easily accessible from Mira Road via Bandra-Worli sea link.

Factors for growth in past

• The growth of this area can be attributed largely to its good connectivity to Mumbai, and various infrastructure-related developments. It is well connected to various developed areas around it and has the well-built infrastructure in the form of an excellent network of railways and roadways.
• Mira Road enjoys unimpeded connectivity to some of the major business hubs like Thane and Navi Mumbai. This makes it a highly desirable residential area. A good mix of retail establishments, educational institutes, and health care centers are available in Mira Road.
• With several information technology companies operating in the vicinity, relatively pocket-friendly housing projects and affordable rental options, the Mira Road property market has a lot going for it.
• Mira Road is enclosed by commercial hubs popularly Bandra Kurla Complex and Lower Parel via Western Highway. So, in addition to being a promising residential area, Mira Road also offers valuable commercial properties which are value for money. 
• Highways, sea links, and suburban railway provide smooth access to Mira Road. The Bhayander belt links the region through the western suburbs via the western highway.

Proposed and planned Infra

• The Maharashtra government has announced a number of projects to develop infrastructure across the MMR. These projects, which include the Coastal Road Project that will extend from Nariman Point to Kandivali and the Navi Mumbai Airport, have been instrumental in driving the property prices in these areas.
• The state government’s plans to make Mumbai an animation and gaming hub for the region will give fresh impetus to job creation and employment opportunities. This would lead to further demand for housing.
• Under-construction Thane-Mira-Bhayander ferry under the first phase IWT is likely to be operational by the end of this year.
• The work on the phase-2 on Thane-Mumbai and Thane-Navi Mumbai route will also be undertaken in coordination with MBPT and JNPT officials.
• The ongoing 403 MLD Surya Regional Water Supply Scheme which has been undertaken to provide bulk water supply to Mira-Bhayandar and Vasai-Virar Municipal Corporations as also for some rental housing schemes in the area.

• Reputed schools and colleges are located in the region namely NL Dalmia School and Management College, Sardar Vallabhbhai Patel Vidyalaya, Holy Cross Convent School, St Xaviers, Royal College, R B Kanakia, N H English Academy, St Joseph's School, and Shanti Nagar High School.
• Health Facilities is also good in the locality. Some of the renowned hospital providing health care facilities to the residents of Mira Road are Life Care Hospital, Vipassana Hospital, Suvarna Hospital, Riddhi-Siddhi Hospital, Galaxy Hospital, Sai Ashirwad Hospital, Indira Gandhi Municipal Hospital, etc.
• Due to its strategic location, this high street has attracted a number of national and international retail brands, as well as exclusive cafes and restaurants.
