Marathahalli is an eastern suburb of Bengaluru. Once a village this suburb was transformed into the real estate hub today due to the boom of Information Technology in the area. The development of the Outer Ring Road (ORR) has also encouraged this micro market’s real estate growth and serves as a great connector. Connectivity
A six-lane railway overbridge near Marathahalli Junction connects Kundalahalli area and HAL Airport Road. HAL Old Airport Road and Doddanekundi Main Road are the two arterial roads passing through the locality and further links with the NH44.

The NH7 runs through Marathahalli. Beside NH7, the Old Airport Road, and the ITPL Road also serve as good connectors for this locality.

Along with these, Bangalore Metropolitan Transport Corporation (BMTC) offers bus services to connect other parts of the city.    

The Kempegowda International Airport is located at a distance of 46.8 km via NH 44 and the ORR.

Belandur Road, Hoodi Halt, Channasandra, Krishnarajapuram, Baiyappanahalli are its nearby Railway stations. However, Krishnarajapuram Railway Station is the nearest railway station to Marathahalli located at a distance of 7.6 km via NH 44.

Factors for growth in the past
Residential demands always on high in this sector due to the settling of IT/ITeS companies in and around the locality.

Its close proximity to Kempegowda International Airport along with IT hubs of Whitefield and Electronic City has been a plus point for Marathahalli, driving residential demand and development as well as rental yields in this stretch.

Proposed & Planned Infra
Proposed Phase-3 Namma Metro (Marathahalli - Hosakerehalli - 21 km). This 21 km stretch of Namma Metro will connect Hosakerehalli to ORR at Marathahalli.

Proposed Silk Board – K.R. Puram metro line under Phase II-A. This metro line is very important and will benefit lakhs of people working in companies located on the Outer Ring Road and Marathahalli stretch.
