Overview

Kundalahalli, also referred as ‘Kundanahalli,’ is one of the relatively affordable destinations in close proximity to the International Tech Park Bangalore (ITPB) in Whitefield. The area is bordering some of the mid and high-end residential markets such as Whitefield, Brookefield, Marathahalli along with AECS Layout. The locality is seeing demand mainly from the IT professionals working in nearby commercial hubs.

Although the majority of Kundalahalli is purely residential, parts of it are commercial hubs. Family Mall Hypermarket, Hyper City Mall, and Cosmos Mall are some of the popular shopping zones in this area. Numerous well-known stores like Big Bazaar, MK Retail, and Namdhari’s Fresh find their home here. Apart from these, a host of banks, ATMs, restaurants, and vegetable markets can be easily found in almost every corner of this locale.

Kundalahalli is also home to a number of reputed schools, colleges, and hospitals. While Sankara Eye Hospital, Yashomati Hospitals, and Brookefield Hospital addresses the residents’ health needs, Ryan International School, CMR Institute of Technology (CMRIT) and Picasso Animation College are some of the popular educational institutions in Kundalahalli.
 

Connectivity

Falling on the extended Old Airport Road, with close proximity to Marathahalli Junction, the area enjoys a straightforward connectivity with the other areas of the city.

There is seamless connectivity to the important transit points in the central zone of Bangalore such as Shivaji Nagar, Kempegowda Bus and Railway Terminals, amongst others.

Excellent connectivity to the Outer Ring Road (ORR) via Marathahalli and Hoodi Circle gives it good accessibility to the Kempegowda international airport (about 45kms), thereby reducing commute time.

Nearest rail transit points to the locality are Whitefield and Bellandur Road railway stations both within a 5-6 km range followed by Bangalore Central Terminal about 20kms away.

 

Factors for growth

The proposed metro station (Kundalahalli) on the upcoming Phase-II of the Purple Line route to Whitefield will bring more residential development opportunities to the area.

BBMP (Bruhat Bangalore Mahanagara Palike) plans to construct an underpass near Kundalahalli Gate along with the proposal to make Vellara Junction-Hope Farm stretch signal-free.

Relaid road infrastructure in the region is expected to further boost growth in the coming years.

Growing demand from the IT sector has resulted in the mushrooming of hostel and PG facilities in the region.

Heavy traffic flows from the Whitefield and Kadugodi areas clog the Marathahalli Junction which in turn results in a bad traffic build-up all the way upto Kundalahalli.
