Overview

Khalapur is located in Raigad district of Maharashtra. The locality shares excellent connectivity to Navi Mumbai and Pune city via Mumbai Pune Expressway. Khalapur region comprises of 141 villages out of which 56 villages of this taluka come under the Navi Mumbai Airport Influenced Notified Area (NAINA). The City and Industrial Development Corporation of Maharashtra (CIDCO) has decided to develop an integrated township - ‘Khalapur Smart City.’ The recently announced infrastructure initiatives will further boost development in the area with inflow of new residential supply in the coming years.

Connectivity

• The locality is well connected to key areas including Khopoli, Pen, Karjat, Khandala and Rasyani.
• Close proximity to the Mumbai Pune Expressway (approx. 1kms)
• Nearest railway station is Dolavali Railway Station (approx.. 9kms)

Factors for Growth

A special purpose vehicle ‘Khalapur SPV’ has been formed for the development of the integrated township ‘Khalapur Smart City’, which would be developed on the lines of NAINA. CIDCO and SPV will jointly develop the social and physical infrastructure of this locality. Being an essential part of the Mumbai Metropolitan Region, the locality is expected to witness positive market sentiments. Moreover, leading developers have already launched their residential projects in the vicinity.

• Being in close proximity to the 8-lane Mumbai Pune Expressway, the locality has high potential for industry expansion which in turn would drive the residential demand in the region.
• Recently, CIDCO has also signed MoUs with 11 developers with an investment potential of about Rs 29,000 crore to develop township projects in NAINA. This is likely to create several investment and business opportunities in the region.
• Imagica Theme Park is the nearest recreational park that offers water sports and other fun activities. The park has accelerated employment in the region which helps to promote small commercial activity in an around the park.

Infrastructure Developments – Social & Physical

As on date, the locality lacks basic social and physical infrastructure development. Most of the areas in the region are farmlands, owned by the farmers. SPV and CIDCO has jointly started the initiative to make Khalapur as a world-class Smart City. The total cost of the project is estimated to be about Rs 7,909 crore of which the SPV would invest Rs 3,287 crore for developing internal infrastructure while CIDCO would contribute Rs 4,622 crore towards city and peripheral-level infrastructure.

• Prominent Hospital in and around the area include Madhavbaug, Sanjivani Hospital, Shreepad Hospital, among others.

Major Challenges

• Major challenge for this locality would be complying with the authority works. Since farmers have participated in the growth of this Smart City by providing their land under land poll scheme (60:40), development of residential market here is completely dependent on the timely completion of infrastructure facilities.
