Overview

Bellandur is a suburb located in the south-eastern parts of Bangalore. The locality comes under BBMP. It is surrounded by HSR Layout to the west, Devarabisanahalli to the east, Sarjapur Road to the south, and the Bellandur Lake to the north. The Bellandur Lake is the largest lake in Bangalore, and separates Bellandur from the HAL Airport. The Outer Ring Road passes through through the locality and making the area an important transit point between east and south Bangalore. Once a rural area, Bellandur grown tremendously in the last few years. Bellandur’s growth is its close proximity to the IT Hubs of Bangalore, excellent schools, huge malls, and a varieties of eateries. This locality has experienced a sharp rise in population as well as in real estate activities as a result of Bangalore’s Information Technology boom. This micro market is surrounded by important areas such as Marathahalli, Koramangala, Indiranagar, HSR Layout, Harlur, BTM Layout, Carmelaram, Whitefield, Yemalur, Thanisandra, Jayanagar, Kundalahalli, Mahadevapura etc. Its well connected to other places such as HSR Layout, Marathahalli via the Outer Ring Road (ORR). Maximum investors and buyers are IT employees who work in and around the ORR IT Corridor.

 

Connectivity

Located on the ORR, Bellandur is considered a nodal point to access Whitefield and the Silk board, both of which lie at opposite ends while also connecting Marathahalli and the Old Airport Road.

Carmelaram, Bellandur Road, Baiyyappanahalli are its nearby railway station. However, Carmelaram is the nearest railway station to Bellandur which is located at a distance of 5 km via Doddakannelli - Kadubeesanahalli Road.

Kempegowda International Airport is located at a distance of 49 km via NH 44.

A well-developed network of roads and highways providing easy and hassle-free commute. It houses a few bus stops nearby with the local BMTC buses running to major localities such as Majestic, Shanthi Nagar, Whitefield, KR Market, Electronic City, and Kempegowda International Airport.

Bellandur’s growth is its close proximity to the major IT hubs of Bangalore, with Electronic City lying 19.2 km to its south, and Whitefield and I.T.P.L. lying 11-13 km to its east. Within walking distance lies a host of MNCs, such as Intel, Cisco, Wipro, AT&T, and various other SEZs.
