DDA Housing Scheme 2019

The Delhi Development Authority (DDA) on March 25 has announced the 2nd Phase of its housing scheme 2019 online, which offers nearly 18000 DDA flats across four categories – HIG, MIG, LIG, and EWS. This scheme will open from 25-MAR-2019 to 10-MAY-2019. The applicant can fill the Application Form online.

Those who are interested to see the sample DDA flats across all categories under the new housing schemes of DDA can visit Delhi’s Vasant Kunj and Narela residential areas. Sample flats are open for inspection to the public on all days, including Saturday and Sunday from 10 AM to 6 PM.

Currently, the DDA Housing Scheme 2019 is linked to ‘Credit Linked Subsidy Scheme’ under “Pradhan Mantri Awas Yojana – Housing for All (URBAN)”.

17922 flats are on offer under DDA Housing Scheme 2019 and the scheme closes on May 10. These flats are available in the four categories are – 488 (HIG), 1555 (MIG), 8383 (LIG), and 7496 (EWS).

DDA Housing Scheme at Vasant Kunj:
Around 450 DDA flats of HIG category (2/3 Bedroom flats)

Around 550 DDA flats of MIG category (2 Bedroom flats)

Around 200 DDA flats of LIG category (1 Bedroom flats)

Details of DDA Flats at Narela:
Around 1000 DDA flats of MIG category (2 Bedroom flats) (Sector-A1 to A4)

Around 8200 DDA flats of LIG category (1 Bedroom flats) (Pocket 4 and 3 and Sector-G7)

Around 1000 DDA flats of EWS category (Pocket-V, Sector-G7)

Around 6700 DDA flats of EWS category (Sector-A1 to A4)

Size of the DDA flats:
The HIG flats of 3BHK configuration will be 970 square foot (sqft) in size. The MIG flats of 2BHK configuration will be available in size ranging between 650-750 sqft. This time, however, the size of a 1BHK apartment has been increased to from 323 sqft to 430 sqft.

Cost of the DDA flats:
The DDA flats cost around Rs 70-80 lakh and Rs 1.5-2 crore for MIG and HIG categories, respectively. MIG units range between 650 sq ft and 750 sq ft and HIG around 970 sq ft in the plinth area. The carpet area of units is generally 10-20 per cent less than the plinth area.

PMAY benefit:
For first-time homebuyers, the Pradhan Mantri Awas Yojana (PMAY) benefit may also be available, officials said.

Application Money Or Registration Fee:
Rs.25,000 for EWS

Rs.1,00,000 for LIG (1 Bedroom Flats)

Rs.2,00,000 for MIG/HIG (2/3 Bedroom flats)

Eligibility Criteria:
1)The income of applicants applying under the EWS category should not pass Rs 3 lakh per annum.

2)Applicant must have an original PAN and should mention the name in the application form as given in PAN Card.

3) One person can submit only one application. He/she can either submit an application in his/her own name or as a joint applicant.

4)Applicants can deposit application money and cost of DDA flat through NEFT/RGTS/Net Banking only. Payments through Credit Card and Debit Card is not acceptable in any manner.

Mode of allotment:
All acceptable applicants will be considered for allotment through a computerized draw, based on a random number system. The draw to be carried in the presence of autonomous observers will be web-streamed.

Period of payment:
The flat cost has to be deposited within 90 days from the date of issue of the demand-cum-allotment letter. The latter will be issued online for information purpose. However, a hard copy will be sent by registered/speed post.

All the allottees will also be sent an email and SMS. Additional grace periods of 6 months will be available to allottees subject to payment of interest at the rate of 10% per annum.

Arrange for site visits by DDA:
For site visit, DDA has also initiated arrangement for running of shuttle bus service from Jahangirpuri Metro Station to Narela on every Saturday, Sunday, and public holidays till the scheme is open. Bus service is open for multiple pockets located at Narela for the benefit of the public to visit the site and check the sample flats as well as location and other infrastructure available in the area.

As per the DDA’s senior official person, The DDA Housing Scheme 2019 within hours of its launch had received three lakh hits on the urban body’s website. dda.org.in.

For the Economic Weaker Section (EWS) category, the application fee is Rs.25000 and Rs.1 Lakh for the LIG category and Rs.2 Lakh for MIG and HIG flats.

As per a notification released by the DDA on its official website, the list of banks through which the instructions, brochure and application form can be accessed are as follows: HDFC Bank, ICICI Bank, IDBI Bank, Axis Bank, State Bank of India, Central Bank of India, Union Bank of India, Syndicate Bank, Corporation Bank, IndusInd Bank, Yes Bank, and Kotak Mahindra Bank.

However, convenience centres will be placed to help people in filing applications. People who own a DDA flat up to 67 sqm in size can also apply this time. The 5 year lock-in period clause has also been rejected, except for the applicants under the EWS category.

Surrender Charges:
If an applicant plans to cancel or surrender his/her allotment, they will have to pay the following charges:

Documents to be submitted after the draw:
1) Self-attested copy of PAN Card

2) Self-attested copy of any government-issued Identity card. (Aadhaar, bank passbook, passport, voter card, etc.)

3)Proof of residence i.e self-attested copy of an identity card with a page carrying name and address (Aadhaar, bank passbook, passport, voter card, etc.)

4)Income proof for EWS applicants issued by Tehsildar.

Possession of DDA flats:
The allottee shall be authorized to receive possession only after he/she has completed all formalities, paid all dues and provided/executed all the documents as needed in the demand-cum-allotment letter.

Digitally signed possession letter will be issued online only, and the allottee has to upload self-attested copies of the essential documents.

An SMS/ email hint regarding the uploading of possession letter will also be sent to the allottees.

After issuance of possession letter, the allottee may hold a date for physical possession through the online mode. If the allottee does not take possession of the flat within 3 months and up to 1 year from the date of issue of possession letter, he/she shall be responsible to pay watch and ward charges at the prescribed rates.

If physical possession is still not taken over by then, the allotment shall be automatically cancelled. No show-cause notice shall be served before cancellation. Any amount deposited towards the cost of the flat will be refundable without interest in case of cancellation after deduction of the application money.

How to use DDA Flat Booking Portal?
As per the DDA notification, those who want to fill up the online application form must carefully read the Brochure and instructions before filling up the application process. Applicants should note that even if they don’t have an account in the above-mentioned banks, still, they are eligible to select any of the above banks for applying.

Step 1- Select locality of your choice from the given locality choices

Step 2- Select Sector, Pocket and click on continue

Step 3- View Layout plans and other details

Step 4- Select Block where you want to purchase

Step 5- Click on available flats green button

Step 6- Click on hold flat button

Step 7- Fill the form with required details

Step 8- Make payment to hold the flat

All process from application to verification and other formalities would be managed online.
