Bengaluru: 60*40 ft plot does not need BBMP approval

Property owners undertaking the construction of single-unit residential buildings on plots holding up to 60*40 ft may be forgiven the struggle of making the rounds of the BBMP offices if BBMP’s proposal to the urban development department is recommended.

On 24th July 2019, the proposal brings on the self-assessment scheme in registering property tax returns and the trust-and-verify concept holding the Centre’s Atal Mission for Rejuvenation and Urban Transformation (AMRUT) reformations described in 2017-18.

Building Plan Approval

Bruhat Bengaluru Mahanagar Palike commissioner N Manjunath Prasad told that the concept is so easy that owners of sites holding up to 60*40 ft do not need a building construction plan approval, but need to understand the building bylaws and rules framed by the BBMP.

If officials fail to show up, plans to be considered as accepted:

  • The property owner is free to initiate construction of permitted floors as per the building bylaws but will have to present a designed plan copy to the BBMP engineer’s office.
  • There won’t be any limitations in obtaining Occupancy Certificates or other documents for the construction. Though the BBMP will have the right to issue temporary order under sections 321(1), 321(2) and confirmation order under 321(3) of the Karnataka Municipal Corporation Act, 1976, under which development is begun in case of violation of bylaws.
  • The commissioner said that the Building Plan Approval will be made in 3-days. After the license and approved plans are created, officials will complete their verification within 30 days. If they slip to convey the inspection, it would be considered to be verified.
